  • House Manager: You will be assigned a house manager who will work with you to build checklists and inventory tracking sheets specific to your home.
  • Constant Communication and Audits: Before and after each turnover, your House Manager will do a thorough inspection and any issues will be documented and reported to you immediately.
  • Simple Invoicing: You will be automatically billed at the end of each billing cycle.

INCLUDED WITH ALL YOUR TURNOVERS:
PRE-CLEAN:

Inspection conducted to assess condition of rental, after previous checkout. Damages documented and items left behind are reported to owner/host along with an assessment outlining the current state of the unit, post checkout.

ITEMS INSPECTED— CHECKED FOR WORKING CONDITION:

  • Lights turned on and bulbs inspected
  • Kitchen appliances 
  • All faucets 
  • Toilets flushed checking for signs of water leakage 

**All items found to be non-functioning or needing repair are reported. 

  • All unwanted items cleared from rooms 
  • Soiled linens & towels collected and replaced with clean linens and towels 
  • Dishwasher loaded and started 
  • Windows opened for increased airflow and cross ventilation
 
 
EVERY ROOM:
  • Dusted high then low
  • Windowsills and blinds cleaned and dusted
  • Cobwebs removed
  • Furniture vacuumed
  • All flooring vacuumed and mopped
  • Wastebaskets emptied and cleaned
  • All high-touch surfaces (light switch, doorknobs, etc.), cleaned and sanitized
  • Room staged and final guest-ready touches added 
  • Final inspection and quality check to complete guest-ready checklist
 
BATHROOMS:
  • Cabinets cleaned inside, outside and on top and staged according to host specifications 
  • Mirrors, countertops, and towel holders shined 
  • All showers, bathtubs, toilets, and sinks scrubbed, disinfected, and shined 
  • Toilet paper holder cleaned, new roll placed and first sheet folded hotel style 
  • Stock each bathroom with extra rolls of toilet paper 
  • Towels replaced with fresh ones 
  • Towels staged hotel style 
  • Shower curtain, liner and doors checked for mildew 
  • Toilet paper rolls replaced; used rolls removed 
  • Toiletries replaced/refilled 
  • Floor and baseboards vacuumed and cleaned 
  • Room staged and final guest-ready touches added
LIVING ROOM:
  • All high-touch surfaces (light switch, doorknobs, etc.), cleaned and sanitized 
  • TV dusted front and back and carefully cleaned, if necessary 
  • Drawers checked for left items and dust 
  • Pullout beds checked for use, linens replaced, if needed 
  • Upholstery vacuumed and arranged 
  • Windows and glass doors spot cleaned 
  • Cushions and pillows fluffed, straightened and staged per host specifications 
  • Furniture dusted on top, front, and sides 
  • Picture frames, artwork, bookshelves, lamps, etc. dusted 
  • Room staged and final guest-ready touches added
 
KITCHEN:
  • Dishwasher emptied; spotted items wiped down, glassware and dishes and inspected for chips and breakage 
  • Toaster cleaned inside and out (including catch trays) 
  • Coffee pot and machine cleaned, coffee station restocked and staged 
  • Stove top cleaned and shined up 
  • Oven inspected and cleaned 
  • Refrigerator inspected, leftover food thrown away and shelving wiped 
  • Handles, exterior and top cleaned thoroughly 
  • Freezer inspected, excess ice emptied, and shelving wiped any leftover food is discarded 
  • All dust, fingerprints and debris removed from cabinet faces Inside, exterior and underneath microwave cleaned 
  • Garbage bag in garbage can replaced after cleaning inside and out 
  • All items staged when placing cleaned dishes and glasses in cabinets 
  • Cabinets, appliances, sinks, tables and chairs cleaned 
  • All cabinet and drawer contents staged 
  • Countertops cleaned and sanitized 
  • Overhead fan or vent cleaned 
  • Floor vacuumed and baseboards washed 
  • Perishables like coffee, tea, sugar, etc. restocked Room staged and final guest-ready touches added

BEDROOM:

  • Beds stripped and mattresses, pillows and comforters disinfected 
  • Beds made-up hotel style 
  • Under beds are inspected and cleaned 
  • Telephones, remote controls and high-touch surfaces sanitized 
  • Surfaces, décor and pictures dusted 
  • Floors and baseboards vacuumed and washed 
  • Vacuum carpet, upholstery, inside of closet, and drapes if needed 
  • Replace empty Kleenex boxes with new 
  • Clean mirrors and spot clean windows 
  • Place extra towels neatly folded on the bed or in the closet 
  • Staging and final guest-ready touches

  • Windows cleaning inside and outside 
  • Exterior porch and patio leaf blowing 
  • Checking outdoor furniture, firepits, kayaks and life preservers
